Action

Acting as Project Managers/Contract Administrators, Hartnell Taylor Cook LLP’s Project and Building Consultancy team have been appointed to manage the landlord’s enabling works for the strip out and subdivision of the property to enable a letting of the Ground Floor.

Challenges

This was a complex refurbishment project that needed to address the previous tenant’s dilapidations, new incoming tenant’s requirements and the potential redevelopment of the upper floors of the building to be undertaken at a later date. The initial scheme included significant structural works which included removal of a redundant lift shaft and replacement of failed reinforced concrete roof lights. Initial budget costs for removal of these structures extended the budget and therefore a value engineer exercise and redesign was required.   

The solution was to retain the lift shaft and strengthen the roof structure. The scaled back works were competitively tendered and completed to enable the ground floor unit to be let to Greggs in time to start trading before Christmas.

Results

Project delivered on time and less than 10% over budget.
