Acting for a charitable trust, we valued this prime 4 unit industrial terrace in Avonmouth, in 2021, comprising c. 104,000 sq ft on a site of c. 6.5 acres.

The terrace was fully let on leases with Weighted Average Unexpired Term of 3.9 years to tenant breaks and with a potential rent reversion.

Our valuation and full acquisition report was completed in short time-frame, reflecting 4.11% net initial yield on the rent passing, in support of the agreed purchase price, in consultation with our commercial investment team.

At the same time our Lease Advisory team provided the purchaser with a pre-negotiation report in respect of outstanding rent reviews.
