42% rental uplift secured at Wyndham Court for new owners

Following the sale of Wyndham Court in Bristol by the HTC Investment Team in Spring 2021, the HTC Lease Advisory team were retained by the new owner on the 2nd March 2020 rent review. The rent on this 30,000 sq ft self-contained office located at the foot of the M32 motorway and opposite Cabot Circus Shopping Centre was increased by c.£150,000 per annum (42%) on the previous rent.

Negotiations included whether or not Covid-19 would have impacted upon the hypothetical transaction in March 2020, as well as the specification, size and its location, together with the rent review clause which had a 10 year assumed term.
